#1. Selecting the right Realtor.
Look for the realtor that has the most knowledge and experience.
This is not the time to be with a novice or part-timer.
Interview at least three before making your choice.
#2. Preparing the house before placing on the market.
De-personalize your house as you want the buyer to view it as their potential home.
Prepare the inside as if you were ready to move this week.
Most sellers do not see how much clutter is in the house as they have lived with it for so long.
The buyers today are extremely smart, savvy and willing to invest more money in a home that they can move into without any major renovations.
Less is the day of fixer-uppers with two income buyers for the simple fact that they do not have the time.
#3. Have an inspection done.
Before putting your house on the market it is highly recommended to have an inspection done..

The inspection can help identify any unknown problems as well as give you time to fix or repair anything that is necessary.
#4. Curb appeal.
Curb appeal is very important. First impressions count!
Pressure wash the outside, and touch up paint if needed.
Windows should sparkle. Invest in a window washer or do it yourself if possible.
